Your photographer’s delivery becomes a narrated film by the end of the afternoon.
A reel, a wide cut and a carousel, narrated from the listing’s own facts and captioned to the words. The staged rooms, the flyer and the page follow from the same upload — about ten minutes of your attention per listing.
One render, every shape a platform takes.
The wide cut, the reel for a phone, a slide per room, and the card that closes every one of them — cut from a single timeline, not exported four times by hand.

Wide cut · 16:9 · sixteen seconds
- Rendered
- By Viara Studio’s own video pipeline, from one timeline
- Script
- The listing’s own facts, yours to read and change first
- Sound
- Silent here; the render carries the narration and the music bed
- Disclosure
- On the card that closes the cut; the MLS export and your posts carry it in their pixels
The narration: “A corner living room with the whole skyline. The dining area opens straight into the kitchen. A primary bedroom that keeps its own window.”
A demonstration listing, not a client’s, cut from the rooms further down this page.

Reel · 9:16 · sixteen seconds
The narration: “A corner living room with the whole skyline. The dining area opens straight into the kitchen. A primary bedroom that keeps its own window.”
The shape Instagram, TikTok and YouTube take, from the same timeline as the wide cut above.

Carousel slide, 4:5
One slide a room, numbered, with the label printed on the staged ones.

The card at the end
Your name and brokerage, and every disclosure the cut needs, held for four seconds.
Every frame from the wide cut down comes out of one render of the demonstration listing, made by the pipeline your own listings go through. Not a client’s listing.
- The script is the listing's. Beds, baths, the year, the highlights you wrote. You read the lines and change them before a word is spoken.
- A studio voice, or your own. Pick a preset, or record the consent line once and have the narration read in your voice.
- Music that gets out of the way. A bed underneath, ducked while the voice is speaking and back up between the lines.
- Captions follow the words. Five words at a time, timed to the narration, and movable frame by frame if a line lands early.
- Three looks, and a timeline you can open. Clean, editorial or bold, at 1080p. Pro adds 4K and the editor: the same timeline with tracks, trims, and your own clips and audio.
- AI clips say they are AI. A five-second camera move made from one photo, checked against that photo, and disclosed on the card at the end. Four a listing, on Pro.
Every room in it was staged first, and says so.
Furniture is added; no wall, window or door moves. Pull any handle to bring the photographer’s original back across it.

The delivery
Drop the photographer's folder in as it arrived, or have them deliver straight into your account. Rooms are recognised, the empty ones are found, HEIC and zips are fine.
The rooms
Exposure and colour corrected, a 4000-pixel master, twilight for the exteriors. Then the empty rooms furnished in one style, checked against the original before a single version is shown to you.
The film
A script from the listing's own facts, a studio voice, a music bed, captions that follow the words. A reel, a wide cut, a carousel, and a five-second camera move from a still.
The launch
A flyer for the door, a page of its own on the web, and one caption per platform inside its limits. Publish now, schedule it, or let a week of posts run.
Ten photos in, every room named.
An invented delivery of generated rooms, read by the studio’s own room check: what each room is, and whether it is empty enough to stage. One has no movable furniture, so it would be offered for staging.

Digitally enhanced
Exterior, day to twilight
- Original
- The daytime photograph, kept and exported beside the edit
- Changed
- The sky and the light; the house, the garden and the framing are checked unchanged
- Disclosure
- “Digitally enhanced”, burned into the export and your posts
- Made
- 12 September 2026, by Viara Studio’s own twilight edit
Drag the handle to bring the day back. A generated house, not a client’s listing.
A sheet for the door, printed from the same listing.
The flyer is built from what is already there — no second upload, and no second set of facts to keep straight.
- Five templates. Classic, modern, luxury, open house and just sold, on letter or A4.
- Your brand kit, once. Your colour, logo, headshot and brokerage come off your profile and land on every sheet.
- A QR code that counts. Printed on the sheet, pointed at your listing page, and re-pointable later. Scans are counted, and the visitor's address is never stored — only a salted hash of it.
- PDF and PNG. 300 DPI for the print shop, and a PNG for a post or a text message.
- The staged note is printed. Any sheet carrying a staged photo carries the label and the line your board asks for.

Classic · letter

Luxury · letter
Two of the five templates, printed by the product’s own renderer from the demonstration rooms above, then photographed off the PDF at 200 DPI. Not a client’s listing.
A page of its own, at an address you can hand out.
Published in a click from the listing you already built, and it takes the enquiry itself.
- Its own address. An address on listings.viarastudio.ca for each listing, live the moment you publish and gone when you unpublish.
- The label travels with it. Staged photos wear it on the page, and the photographer's original is one tap behind each one.
- Everything the listing has. The facts, your description, the gallery, the video, a map and the neighbourhood — each section on or off.
- A form that keeps the consent. Name, email, phone, and the CASL line they agreed to stored with the moment they agreed. The enquiry emails you and files itself in your lead book.
- Built once, served from cache. The page is rendered when you publish it, not on every visit, so it opens fast on a phone at an open house.

Listing page, published · Classic
The real page in each of its three templates, rendered by the product from the demonstration rooms above. Not a client’s listing.
When someone asks, two emails go out.
Written by the page’s own lead code for an invented enquiry on the demonstration listing. The names, addresses and numbers are examples.

Five platforms, each in its own words and its own limits.
One caption per platform, written from the listing and counted against what that platform accepts.
| Platform | Caption limit | Hashtags sent | What it takes |
|---|---|---|---|
| 2,200 characters | 12 | Reel, carousel, photo | |
| 63,206 characters | 3 | Reel, wide cut, photo, words alone | |

The same writer and the same listing, fitted to Facebook’s three hashtags. A demonstration: there is no open house.
- Eight kinds of post. Just listed, open house, just sold, a price change, a market update, the neighbourhood, a testimonial, and one in your own words.
- A week, planned from what you have. Seven days built from the photos, cuts and facts the listing actually has, at 9, noon and 5:30 in your board's time zone. Nothing is queued until you approve the plan.
- Now, or at a time you pick. Publish straight away, take the queue's next slot, or drag the post to another day on the calendar.
- Nothing goes out unread. Every caption is yours to edit first, and YouTube's title is written and counted on its own.
And the rest of the studio, open between listings.
What to do today, what went out, who asked about it, and how it did.
- The coach Three things worth doing today, chosen from the state of your listings and your accounts, and a chat that has read them.
- The calendar A month and a week of everything scheduled. Drag a post to another day and it keeps its time.
- The inbox Comments and mentions from every connected account in one list, answered without opening five apps.
- The lead book Every enquiry from a listing page, with the consent line it came in under, marked new, contacted or closed.
- Analytics Views, likes and comments per post, followers per account, and the hours your posts actually did well.
- QR scans How often the flyer's code was scanned, when, and where it sent them.
- Your written voice Paste three posts you wrote and the captions start sounding like the person who wrote them.
- Your photographer They deliver into your account and you claim it, so the photos are in the listing before you open the laptop.
Generated footage
Staging you can put in front of BCFSA or RECA.
Every export leaves with its own evidence. That is the part competitors treat as a disclaimer and we treat as the product.
- The label is in the pixels. “Virtually staged” is burned into the MLS export and into every photo you post, so it survives a crop, a re-save and an upload. The flyer, the listing site and the video disclose on the page and on the closing card.
- The original travels with it. The photographer’s file is stored, linked, and exported beside the staged version.
- Furniture is added, never architecture. Walls, windows and doors are compared against the original before you are shown a single version. A room that fails is not offered.
- Your board’s wording ships with it. The remarks text for your board is in the export bundle, and videos built from staged photos carry a disclosure card.

That bar is in the photograph’s own pixels, put there by the same function the MLS export and your posts run through, not drawn by this page over the top of it. The structure check compares the staged room with the original, and anything it finds moving a wall, a window or a door fails before you see it. A demonstration room, not a client’s listing.
